BE Collective was commissioned by Modern Architectural Practice (MAP) to provide structural consultancy services for a two-storey townhouse (duplex) in Palm Beach. Featuring a curved deck, architecturally designed interior and exteriors including high ceilings, the project looks at home on its beautiful canal block.

The existing low-set brick home was demolished to make room for the new building. Geotechnical investigations revealed several meters of uncontrolled sand fill above weak estuarine soils. A Waffle slab and screw piles were deemed most economical to ensure bearing and stability in the sand.

A lightweight superstructure including fire resistant party wall construction was recommended and installed to minimise foundation loads and costs.

The project went swimming-ly – a bit like we want to when we see that lovely water view!
